Public Hearing & Meeting of the Pleasant View City Planning Commission

Date/Time: Thursday, December 7, 2023, at 6:00 p.m.

Location: City Council Chambers, located at 520 West Elberta Drive, Pleasant View City, 84414

Purpose: Public Hearing related to amending the General Plan; specifically, the Master Streets Map, which is a part of the General Plan.

Pleasant View City intends to prepare, propose, and consider an amendment to the Master Streets Map, which is a part of the City’s General Plan. The Planning Commission will discuss and consider a recommendation to the City Council regarding this proposed amendment to the Master Streets Map. This discussion will include proposed adjustments to a street alignment and/or configuration on the Master Streets Map (also referred to in City Code as the Major Streets Plan). The potential adjustment to a road alignment includes a possible realignment and reconfiguration of Stone Field Way between Capstone Dr. and 1500 West. This potential realignment may re-direct Stone Field Way to connect to Highway 89, approximately in the area of 1640 West, or make other adjustments to the alignment in the area described.

Affected entities are invited to provide information for the City to consider in the process of preparing, adopting, and implementing this amendment concerning impacts that the uses of land proposed in this potential General Plan amendment may have. Affected entities are also invited to provide information to the City regarding uses of land within the municipality that the affected entity is considering that may conflict with the proposed General Plan or amendment.

PUBLIC HEARING NOTICE

Notice is hereby given that the Planning Commission of Pleasant View City will hold a public hearing on Thursday, December 7, 2023 in the city offices located at 520 West Elberta Drive, Pleasant View, Utah, 84414 in a public meeting, beginning at 6:00 PM.

The Planning Commission will discuss and consider a rezone for Weber County Parcels 16-012-0026 and 16-012-0073 from the A-5 zone, (which is the current zoning designation), to the RE-20 zone. These parcels are located on the north side of 4300 North, approximately in the area of 1100 West.

Both the current A-5 zoning designation and the proposed RE-20 zoning designation include residential uses and compatible uses. The A-5 zone has a 5-acre minimum lot size. The RE-20 zoning designation which is proposed, has a 20,0000 square foot minimum lot size for residential dwellings. If the RE-20 zone is adopted for this property, the property will be subject to the regulations applicable to the RE-20 zone within Title 18 in Pleasant View City Code. More detail regarding the prohibitions and permitted uses for that zone may be found in Title 18 of City Code, which may be found on the City website: www.pleasantviewcity.com.

The owner of this property may no later than 10 days after the public hearing file a written objection to the inclusion of the owner's property in the proposed zoning map or map amendment. Any objections may be filed at City Offices, at 520 West Elberta Drive. Each written objection filed with the municipality will be provided to the municipal legislative body.

Amending the Pleasant View Municipal Code Title 18 to adjust the process and requirements for consideration for approval and/or denial of a conditional use permit, and particularly in a Sensitive Area (an area with geologically and environmentally sensitive lands). This proposed amendment will propose to make the Development Review Committee the Land Use Authority for conditional use permits in Sensitive Areas (with geologically and environmentally sensitive lands), and other related changes.

The City encourages anyone who may have any comments, questions or concerns to please contact the city office at (801) 782-8529. If there are objections, please contact the city in writing at the above address within 10 days after this public hearing. Those objections will be filed with the City Council.
